What COMPS.red is
COMPS.red is a private Chrome extension for organizing real estate comparable properties
(“comp sets”), running deal numbers, checking location hazards, and collaborating with
people you invite into your workspace. It is not a public listing site,
not a public photo gallery, and not a data marketplace.
What we store
To run the product we store:
- Account: sign-in identity (for example Google name, email, and profile photo, or email/password via Firebase Auth).
- Your work: properties and notes you add, calculator inputs, messages and attachments you send, and files you upload or attach in the app.
- Workspace data: content shared with teammates you invite, under the access rules of that workspace.
- Service data: basic usage and error diagnostics needed to keep the product working (for example crash reports). We do not sell this or use it for advertising.
Media and files you add live in your private workspace so you and invited teammates can
review deals. COMPS.red does not offer a public share gallery of your comp sets on the open web.
How content gets into COMPS.red
- You choose what to save, upload, or attach. We do not crawl the web or bulk-collect listings for you.
- We do not operate an MLS feed and do not pull MLS inventory on your behalf.
- Photos and documents in COMPS.red are content you provide (upload, attach, or paste from tools you already use). If you are a licensed agent with MLS access, you may attach materials you are allowed to use under your own credentials and agreements—COMPS.red does not grant MLS access.
- When you choose to save a property from a page you already have open in your browser, the extension can store fields from that page in your private workspace for you and teammates you invite. That only happens when you act; it is not background collection of your browsing history.
How we use data
- Provide and sync the Service across your devices
- Enable collaboration with people you invite
- Run features you use (for example ROI math and hazard layers for properties you saved)
- Fix bugs, provide support, and process billing if you subscribe
Use of information received from Google APIs follows the
Chrome Web Store User Data Policy
(including Limited Use). We do not sell user data or use it for ads.
Who can see your data
- You and teammates you invite to a workspace
- Infrastructure providers that host the Service—only as needed to operate COMPS.red: Google Firebase / Google Cloud (accounts, database, file storage, push notifications), Cloudflare (media storage and delivery, video streaming, hazard-map data, edge security), Stripe (payments), Sentry (crash and error reports), and Resend (email)
- People you share with—if you create a share link for a calculator or comp set, anyone with that link can view the shared content until you revoke it (see “Share links” below)
- Slack, only if a workspace admin connects it (see “Slack (optional)” below)
- Law enforcement or courts when required by law
We do not sell your data, share it with advertisers, or provide it to data brokers.
Share links
When you create a share link, the shared calculator or comp set can be viewed by anyone who has the link
until you revoke it from the app. Viewers who are not members of your workspace see a limited view of the
shared content. We count views so you can see whether a link has been opened.
Slack (optional)
If a workspace admin connects Slack, COMPS.red sends comp-set cards (which can include property addresses
and photos), Team Chat messages, and mention previews to the Slack channels you link, and it stores messages
posted in those linked channels—together with the Slack display names of their authors—in your workspace’s
Team Chat. Slack is a separate service with its own privacy policy. An admin can disconnect Slack at any time
from workspace settings, which stops both directions of the mirror.
Imports and maps
When you paste a Dropbox, Google Drive, or iCloud shared link to import photos, COMPS.red fetches only the
files at that link, only when you start the import. Hazard and location maps load base-map tiles and public
hazard datasets from map providers (for example Esri and USGS); those providers receive the map area you are
viewing, not your account. If you turn on notifications, Firebase Cloud Messaging delivers them and the text
may include the sender’s name and a short preview.
Google Drive (optional)
If you connect Google Drive, we request only the drive.file scope—access limited to files
you open or create with COMPS.red, not your entire Drive. Use and transfer of Google API data
follows Google’s API Services User Data Policy and Chrome Web Store Limited Use rules.
Security & retention
- Data is stored with reputable cloud providers; traffic is encrypted in transit (TLS).
- Access is limited by account and workspace permissions.
- You may request access, export, correction, or deletion of your account data by emailing
privacy@comps.red. Account deletion requests are handled within a reasonable time; residual backups are purged on a normal retention schedule.
Children
COMPS.red is not for children under 13. We do not knowingly collect data from children under 13.
Changes
We may update this policy from time to time. Material changes will be reflected on this page (and, when appropriate, noted in the product).
